1. Agreement to Terms

If you are accessing or using the Platform on behalf of a business, brokerage, or legal entity, you represent and warrant that you have full legal authority to bind that entity to these Terms.

2. Eligibility

You must be at least 18 years of age and possess the legal capacity to enter into a binding contract under the laws of the State of Georgia and the United States to use our Platform. By using this site, you represent and warrant that you meet these eligibility requirements.

Access to the Platform may be restricted in certain jurisdictions. You are solely responsible for ensuring that your access and use comply with all applicable local, state, and federal laws.

3. Real Estate Services & Cash Offers

DoneDeal-Properties LLC evaluates residential and commercial real estate for direct cash purchases and joint-venture opportunities in Georgia.

• Non-Binding Estimates: Any initial cash offer estimates provided via our website, calculators, or automated tools are informational only and do not constitute a binding agreement to purchase property.
• Written Purchase Agreement: A binding real estate purchase transaction occurs only upon execution of a formal, written Purchase and Sale Agreement signed by authorized representatives of DoneDeal-Properties LLC and all legal title owners of the property.
• Closing & Title: All real estate settlements and escrow accounts are managed by licensed Georgia closing attorneys in accordance with Georgia real estate statutes.

4. Realtor & Agent Partnership Terms

We collaborate with licensed real estate agents and brokers across Georgia. When submitting client property leads or partnership inquiries:

• Commission Protection: We respect existing agency representation. Full agreed agent commissions or assignment fees will be protected as stipulated in written joint-venture or commission agreements.
• Listing-Back Opportunities: Where applicable, agents submitting deals to us may receive priority listing rights post-renovation, subject to separate listing agreements.
• Representation Integrity: Agents represent that they have obtained all necessary seller authorizations prior to sharing non-public property details with us.

5. AI Assistant & Automation Services

DoneDeal-Properties LLC provides AI receptionist tools, social media automated posting, and review booster demonstrations for real estate professionals.

• AI-Generated Content & Responses: Automated replies generated via calls, SMS, Facebook Messenger, Instagram DMs, or LinkedIn are provided "as is". While we aim for maximum accuracy, users and agents remain responsible for reviewing automated outreach.
• Service Availability: We strive for 24/7/365 system uptime for our AI receptionist and booking integrations but do not guarantee uninterrupted operational continuity due to third-party network variations.

6. Permitted Use & Restrictions

Subject to your compliance with these Terms, we grant you a limited, non-exclusive, non-transferable, revocable license to access our Platform for personal or internal business purposes.

You agree not to:

• Scrape, crawl, or extract property data or user information using automated scripts.
• Submit false, fraudulent, or misleading property addresses, prices, or contact information.
• Attempt to bypass security measures or disrupt the functionality of our website.
• Use the Platform to transmit unsolicited commercial bulk communications (spam).

The design, source code, logos, trademarks, text, graphics, calculators, and brand elements of DoneDeal-Properties LLC are the exclusive intellectual property of DoneDeal-Properties LLC and protected by United States and international copyright and trademark laws.

You may not reproduce, modify, distribute, or create derivative works from any part of our Platform without explicit prior written authorization from DoneDeal-Properties LLC.

THE PLATFORM AND ALL REAL ESTATE ESTIMATES ARE PROVIDED ON AN "AS IS" AND "AS AVAILABLE" BASIS WITHOUT WARRANTIES OF ANY KIND, EXPRESS OR IMPLIED.

DONEDEAL-PROPERTIES LLC EXPRESSLY DISCLAIMS ALL WARRANTIES, INCLUDING IMPLIED WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, AND NON-INFRINGEMENT. WE DO NOT WARRANT THAT ESTIMATED CASH VALUES OR CALCULATOR OUTCOMES ARE GUARANTEED PROPERTY SALES PRICES.

10. Limitation of Liability

TO THE MAXIMUM EXTENT PERMITTED BY APPLICABLE GEORGIA LAW, IN NO EVENT SHALL DONEDEAL-PROPERTIES LLC, ITS MANAGERS, MEMBERS, EMPLOYEES, OR AGENTS BE LIABLE FOR ANY INDIRECT, INCIDENTAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES ARISING FROM YOUR USE OF THIS WEBSITE OR REAL ESTATE FORM SUBMISSIONS.
